Development finance can be used on many different scales, from a single unit property, developed by a first-time developer, to a multi-unit project for a seasoned property developer. The appetite for lending to both kinds of developers is still there, even after a rocky two years during the Covid-19 pandemic.
Housing prices have increased over 10% over the past year due to the sheer demand and lack of supply available in the UK. Property developers – big and small – are needed to try and increase the number of properties available to the UK’s ever-demanding population.
Likewise, in the commercial sector the need for commercial properties is still there, with the Covid-19 pandemic looming behind us many companies are/have re-introduced the office working environment, whilst others have opted for the remote working set-up that many of us had to adopt over lockdown. Commercial premises are in demand, possibly because many businesses are looking to provide better facilities for their staff and due to them growing in size over the lockdown period.
On any scale, development finance can become complicated, especially when trying to navigate the property development market on your own in attempt to find the best rates and terms.
At Veracity Financial Planning, we know that how you present your project to the lender is key to getting the development finance you need, at a fair rate.
Lenders want to know why your development project is going to be valuable to them, what financial returns it will have, and that you have calculated reasonable and realistic costs, as well as being capable of managing such a project. We will work with you to find any potential snags or pitfalls with the aim to iron them out before they even become an issue and assist you in finding the most appropriate lender, rates and terms for your development project.
Ensuring that you provide the lender with the correct figures is key to showing them you are capable of carrying out the project you wish to undertake. Lenders want to know that you have some experience and if you have none, or very little, then you have a thorough plan. Ensuring your development costs, gross development value and profits are realistic will show them that you can be trusted to complete the works, on top of a few other factors.
Providing a trusted appraisal can also help to create more certainty for the lender.
We work with companies who can assist you in appraising your project.
First-time property developers may start with small single unit ground-up builds, conversions or renovations. Veracity Financial Planning can provide assistance for small and big development projects and are able to help developers with little to no previous experience.
Like bridging finance, development finance is a short-term lending solution. Terms are usually available for a maximum of 36 months, with many lenders only allowing 18-24. Whilst shorter products are available to those smaller projects that don’t need as much time to complete, lenders will often assess whether they think your term selection is appropriate for the type of project you are undertaking.
Development Finance can be used for ground-up developments, refurbishments and property conversions; you can even buy land to develop on, both residentially and commercially.
Developments requiring loans of over £1 million will often have access to more flexible terms than a loan of under £1 million. Lenders are keen to give loans out and will often allow for negotiations to be made (for the right projects).
