Mortgage Fees

Our fees are for the Independence of working on your behalf rather than working on behalf of the mortgage provider.
These fees are our typical fees – an adviser is required by the firm to give specific reasons why a higher fee may be requested.

Standard Residential Mortgages

– £99 Product Transfer/Rate Switches
– £299 Clients with no affordability issues and no credit history issues.
– £499 Clients with credit history issues or where lending is limited to a small number of lenders or complex cases due to complex personal circumstances
– £799 Clients with significant credit history issues and those requiring specialist lending including Equity Release and Bridging Finance

Buy to let Mortgages

– £99 Product Transfer/Rate Switches
– £399 Clients with no affordability issues and no credit history issues.
– £499 Clients with credit history issues, Limited Companies or where lending is limited to a small number of lenders or complex cases due to complex personal circumstances.
– £799 Clients with significant credit history issues and those requiring specialist lending including Bridging Finance

A bespoke fee structure can be discussed and may be agreed with the individual adviser for Portfolio Landords.

Corporate Finance

– Under £500,000 a fee of £799 will be charged.
This will become payable upon receiving acceptance of a formal offer from the lender.

– Over £500,000 a fee of 1% will be charged (Inclusive of the lender’s commission & charged on the gross loan amount).

This will become payable upon receiving acceptance of a formal offer from the lender.

A non-refundable £299 administration fee is payable on application of any sized loan.

High Value Mortgages

Complex loans, using private lenders or some specialist lenders, and loans over £500,000 we reserve the right to charge:
0.5% of the loan value, subject to a minimum charge of £1,000

The adviser will also discuss which of the following options is available to you

– The fee will be paid at outset
– The fee will be paid on offer
– The fee will be paid at completion

We will discuss your requirements and any fee will be agreed in writing prior to work commencing.

Your adviser will give you an indication of the fee they will charge at the outset based on your initial disclosure. We retain the right to amend this should non disclosed information increase the complexity of the application.

You will receive a key facts illustration when considering a particular mortgage, which will tell you about any fees relating to it.

Refund of fees:
If we charge you a fee, and a valid offer letter is produced within a reasonable timescale by the lender but your mortgage does not go ahead, you will receive no refund in any circumstance.

Statement of Borrowing/Capacity for Borrowing (Often required in Divorce Proceedings)

A Fee of £250 will be payable for an analysis of earnings and expenditure. Along with a confirmation letter of lenders expected to lend.
